What Does Homeowners Insurance Actually Cover?

Most people sign their homeowner’s insurance policy without fully understanding what’s inside it. They know they need it. They know their lender requires it. But when something goes wrong a storm, a leak, a lawsuit that’s when the confusion turns into a crisis.

My name is Cary Pacheco. I’m the owner of Las Margaritas Insurance, and I serve homeowners across all of Florida. Our motto is simple: clarity over coverage. Because an insurance policy you don’t understand is not protecting you the way it should.

The Four Core Things Your Policy Covers

A standard homeowners insurance policy covers four fundamental areas:

Your home’s structure. If your house is damaged by a covered event — a fire, windstorm, lightning, or vandalism — your policy pays to repair or rebuild it.

Your belongings. Furniture, clothing, electronics, appliances — your personal property is covered if damaged or stolen.

Liability. If someone is injured on your property and sues you, your policy covers legal fees and damages.

Additional living expenses. If your home becomes unlivable, your policy pays for hotel, temporary rental, and living costs while repairs are made.

What the Coverage Sections Actually Mean

Coverage A — Dwelling: The physical structure. Walls, roof, floors, built-in cabinets.

Coverage B — Other Structures: Detached garages, fences, sheds.

Coverage C — Personal Property: Furniture, clothes, electronics.

Coverage D — Loss of Use: Hotel bills and living expenses if displaced.

Coverage E — Liability: Legal protection if someone sues you.

Coverage F — Medical Payments: Small medical bills for guests injured at your home.

What It Does NOT Cover

Standard homeowners’ insurance does NOT cover flooding (you need a separate flood policy), earthquakes, normal wear and tear, or most pest and mold damage. In Florida, flooding is one of the most common causes of home damage and it is not in your standard policy. This gap catches too many homeowners off guard after a storm.
